Development Approvals
New commercial and industrial development are subject to site plan approval, as is significant re-development. The process for a site plan agreement is as follows:

At a preliminary meeting, the developer and municipal staff review local by-laws and the site plan process. They also discuss the proposed project. Staff inform the developer about possible issues.

The developer presents a preliminary site plan drawing to the municipality. The drawing is distributed to the appropriate municipal staff and outside agencies.

The developer meets with the site plan committee to discuss the preliminary drawing. Required changes are discussed and documented.

The developer brings forward the agreed site plan drawing for site plan committee approval.

The Municipal Solicitor prepares the site plan agreement.

The agreement is submitted to Council. It may pass a by-law adopting the agreement, or recommend changes or resubmission. Last minute changes rarely occur.

Council passes the by-law. The agreement is signed by both parties and registered on title by the Municipal Solicitor. The Chief Building Official is notified and may now issue a building permit. Development may now begin.
